The Groves

The Groves is located in Irvine, CA. The City of Irvine continues to maintain its top place among the safest of all the large cities in America for over 16 years now. The outstanding daily service provided by the Irvine Police Department in many ways clearly defines our city. Irvine’s safe environment for its residents is maximized well in our community as The Groves Community is  aptly considered “the safest bubble within the safest city!”

 The Groves Community is gate-secured and manned 24/7/365. Our front gate area, both entry & exit, is the only vehicular access point to our entire Park. All vehicles coming and going must use the front gate. The Park recently upgraded the entry point with state-of-the-art technology providing better visitor management as well as protecting our community from unauthorized access. Resident vehicle access sensors, including video cameras, are also featured for additional security. From the comfort of their home, residents may access the security system dealing with their location via dwellingLIVE.

Our rovers are the second layer of security and they stay in close contact with the front gate attendants via radio. This extra layer of security provides a further  ‘neighborhood watch’, especially in the more public areas of our Community. 

The Groves is a private Owner-Owned Park. While owning many large parcels in our beautiful city, the Irvine Company or the  City of Irvine does NOT own our property! The Groves Homeowners, Inc., is a privately held non-profit mutual-benefit corporation that owns our 74 acres. Our non-profit corporation is 100% owned by our residents. We are happy to share that, over time, literally thousands of Groves’ residents and potential buyers have been well served by our own on-site dedicated Groves Home Sales Team. Our on-site Sales Office professionally assists potential Buyers in acquiring a “Membership Certificate” as well as a residence in The Groves Community. The Groves Home Sales Team is considered the ambassadors to our Park!

The Groves is Owner-occupied. There are no renters in our community nor is a resident allowed to rent out their home or a room in their home (likewise, residents are not allowed to make their home available to the public on Airbnb, etc). It’s a proven fact that Owners take far better care of their property than most renters.

Our resident Owner’s investment in their “Membership Certificate” has always appreciated and has never gone down in value! It is largely based upon the value of our 74 acres privately held by the Groves Homeowners, Inc., since 1986 when the acreage was purchased by our residents. Each household owns 1 Membership Certificate in the Community. The Groves Homeowners Inc. is a financially solvent senior community and has been since its inception in 1986. We are proud to say: there has never been one single ‘special assessment’ of any kind to our residents. There are few, if any, communities in all of Orange County that can claim such stability over many decades!
